I enjoy being proved right as much as the next egomaniac. Notwithstanding this, I am not thrilled about Hometrack's (excellent) research on the amount of extra development land needed to achieve the Government's housing targets in the wake of the credit crunch and the collapse in the flats market. Being right can still be depressing.

Jennifer Norman, 29, is a development manager at the London Thames Gateway Development Corporation (LTGDC), working chiefly on projects in Rainham in the London Borough of Havering. She is responsible for commissioning masterplans, determining infrastructure needs and managing the appraisal and delivery of regeneration schemes.

1. Manage cash flow. "Day-to-day management of cash is more important now than it has ever been," says James Tickell, a director at regeneration consultancy Campbell Tickell. He recommends that organisations produce daily or weekly cash-flow statements, be ruthless about collecting money and not pay creditors earlier than necessary.
